Here’s what every buyer needs to know before going off-grid (or just off the beaten path).
- You’re Likely Not on City Services
Most rural properties don’t have access to municipal water, sewer, or gas lines. That means you’ll need to understand:
- Septic systems(How old is it? When was it last pumped? Is it compliant?)
- Wells(Drilled vs. dug, water flow, and quality testing)
- Propane or oil heating(and the costs involved)
👉 Always get a qualified inspection on both the septic system and the well before closing.
- Zoning Can Make or Break Your Plans
Want to build a shop, raise animals, or run a home business? Don’t assume you can.
Rural properties fall under different zoning categories (e.g., agricultural, rural residential, etc.). These determine what you can legally do with the land.
👉 Your realtor should help you verify zoning and any municipal bylaws that apply — before you buy.
- Driveways, Access Roads & Snow Removal
In rural Ontario, access isn’t always simple. Is the driveway shared? Who maintains the private road in winter? Will emergency services be able to reach the property?
👉 Look into road maintenance agreements, easements, and driveway rights-of-way.
- Internet May Not Be Fast (Yet)
Rural broadband is improving, but it’s not a guarantee. If you work remotely or stream often, check what’s available in the area — from Starlink to local providers.
👉 Tip: Ask neighbours what they use and how reliable it is.
- Insurance Costs Can Differ
Some rural homes — especially log cabins, waterfront cottages, or older buildings — may come with higher insurance premiums or extra requirements.
